Comprehensive refurbishment and remodelling of a Grade II Listed building behind a striking and elegant façade, fronting both Harewood Place and Oxford Street.  This prestigious development provides 1,700 m2 of Grade A modern, open plan offices in the heart of London’s West End.
 
Significant structural works, including a large amount of demolition and new steelwork, were carefully phased to substantially open up the building. The entrance was lowered and reception reconfigured to create an impressive double height entrance. We created additional floor space by infilling a light-well and adding a roof level extension with a stunning panoramic roof light.
 
The project was carried out whilst two retail tenants, McDonalds and Skechers, remained in occupation on the lower floors. An integral part of the project was to modify and relocate McDonald’s staff and customers to facilitate store refurbishment.
 
We fully fitted out common areas including reception, stair core, lift, and toilets along with cat ‘A’ fit-out to floors including raised floors, ceilings, glass partitions and specialist joinery. We renewed all mechanical and electrical services and plant including air conditioning and two new lifts.
